Poor management. I complained on numerous occasions about excessive noise from upstairs tenant. Staff wasn’t even aware that tenant had dogs. We had to call security several times to quiet the neighbor’s noise late at night. We finally had to move out because of the stress, only to be sent to collections for a 200$ balance they said I owed. Although it cost us $$ to move to another location that is noise free.
Gym equipment rarely worked and hallways smelled like trash and urine.
Below is a picture of the upstairs tenant hanging his carpet over balcony to clean. Only to send pet hair and poop onto our patio furniture. This happened more than once.
Would NOT recommend.

I’ve been living at M South for close to a year now, and I can fully say I love living here! The complex is well maintained, the pool is nice and maintenance comes quickly when called. The inside of the apartments are nice, and the parking situation is great. I like that there’s no garage and they have plenty of guest spots. It’s close to downtown Tampa as well as a short drive to St. Pete. It’s also right behind a Walmart, across the street to a Publix and close to so many restaurants! I can’t recommend living here enough. I would say the only downside is the gym is small and there’s not too many amenities.

I was displaced from Hurricane Helene and needed a place asap. I came in on Saturday for a tour, and was able to get approved and keys on Monday. Renee was a HUGE help and SO AMAZING to work with. I can't say enough great things about her and have been happy with my experience at the property. 🙂

I’ve had a good experience living at M South. It’s away from the chaos of downtown, but just a 10 minute drive on the expressway. Most neighbors are quiet and respectful, but it depends what building you get, honestly. The gym is a bit small for the size of the complex and could use better quality machines. The pool is very nice but not heated so it’s too cold to use in the winter months; it would be nice to have a jacuzzi. There are only 2 grills and they don’t work the most efficiently. However, these are small issues compared to most apartments in Tampa. I’ve never had a pest issue here which is very important. The maintenance team is super fast at resolving work orders.

This is my second time coming here for the winter months and escaping the cold winter months that New Hampshire brings. The office staff, Teri, Renee and Anna are wonderful and are always helpful with any concerns I have, as well as the maintenance staff headed up by Juan are very accommodating and go out of their way to resolve any issues that I need help with. My husband and I use the gym on a regular basis, and it's terrific and so convenient. The pool area and the grills that are available to all tenants make me feel at home, because I cook out on average of 3 to four times a week, and I love sitting out and soaking up the sun! God willing and with continued good health, we will be back again next winter!

You can see that I am a realtor. Why do I live here? The reason is because I work incredibly long and irregular hours to serve buyers and sellers- not time for proper care of a single-family home.

I have lived at M South going into my seventh year- since they were built! The office staff and the maintenance staff are AMAZING to work with! I had a minor repair that I was concerned might become bigger. Within two business days it was fully repaired with utmost respect to my home and with total professionalism.
